Essential Functions

• Assist in all aspects of property maintenance, including grounds, custodial, preventative, corrective, and deferred maintenance
• Clean and maintain the pool as directed if certified for pool maintenance
• Check and replace exterior lighting as necessary
• Physically walk the property frequently to remove litter, debris, and pet droppings from the grounds
• Perform “trash out” duties in vacated apartments
• Assist in removing abandoned furniture, trash, boxes, etc.
• Transfer trash and other items left outside the dumpster into the dumpster
• Keep the grounds neat and free of litter and other debris; rake, sweep, and shovel as circumstances warrant
• Use a blower to keep sidewalks, breezeways, and walking areas free of loose grass and brush
• Use a shovel and other equipment/materials to keep sidewalks, breezeways, and walking areas free of snow and ice
• Assist with “make-ready” duties and perform routine maintenance duties as requested by the Community Director and Maintenance Supervisor
• Perform miscellaneous groundskeeping tasks such as tearing down fences, digging post holes, carrying abandoned furniture, etc.
• Help clean and maintain storage areas
• Perform interior and exterior painting duties as requested
• Change locks and make keys when requested
• Distribute physical resident communications such as upcoming events, pest control notices, newsletters, etc.
• Perform work area clean-up and safety-related duties
• Work both indoors and outdoors
• Constant need to be on feet, climb stairs, push/pull, climb ladders, lift/carry...
