About Us
Luminus Property Management operates Click Storage facilities. A growing portfolio of 26 self-storage facilities across Oklahoma, Kansas, and Missouri. We take pride in clean, secure, well-run properties, and the people who maintain them are central to that.
Job Summary
This role starts as a Grounds Maintenance Technician. The right candidate will grow into a Facility Maintenance Technician. As a Grounds Maintenance Technician, you are the "boots on the ground" responsible for the physical appearance of our Tulsa area storage facilities. You will execute daily general labor such as mowing, landscaping, weed control, and general upkeep. From day one, we are hiring with the next step in mind. As you learn our facilities and prove your reliability, you'll take on facility maintenance responsibilities such as unit turns, minor repairs, and security audits. Growing into a high-autonomy role managing your properties with minimal oversight.
This is an independent contractor position with a clear path to full-time employment.
Contractors who demonstrate reliability, quality work, and good judgment will be considered for hire as a full employee in the Facility Maintenance Technician role.
This is a high-trust position. You'll often be the only person on site, and we're looking for someone who takes ownership of the property as if it were their own. If you're looking for a job where showing up and doing great work independently gets noticed and rewarded with more responsibility, this is it.
Key Responsibilities
Grounds Maintenance
- Mowing & Landscaping: Primary responsibility for maintaining facility grounds. This includes operating riding/push mowers, string trimmers, and edgers.
- Weed Control: Manage weed control along fence lines, building foundations, and driveways, including the safe mixing and application of weed-killing chemicals per label directions.
- Debris Removal: Ensure the grounds are kept free of trash, blown debris, or items left behind by tenants.
- Weather Maintenance: Perform seasonal tasks such as clearing drains, leaf removal, and salting/shoveling as needed.
- Equipment Care: Clean and maintain all mowing and maintenance equipment after use to ensure longevity.
Growth Track
Facility Maintenance Technician
As you demonstrate reliability and skill, we'll train you to take on facility maintenance responsibilities, including:
- Unit Turns: Clean and prep vacated storage units for the next customer. This includes sweeping out debris, removing abandoned goods, and ensuring roll-up doors function smoothly.
- Routine Maintenance: Perform minor repairs under the direction of the Supervisor, such as replacing light bulbs, greasing door springs/chains, repairing latches, and touching up paint.
- Security Checks: Perform weekly audits of the facility to ensure accuracy between the physical location and software; check for cut locks, unsecured units, or damage to the perimeter fencing.
- Reporting: Act as the eyes and ears of the property; immediately report major repair needs, safety hazards, or security issues to the Facility Maintenance Supervisor.
Job Requirements
- Experience: A minimum of 1 year of general labor, landscaping, or facility maintenance experience preferred.
- Licensing: Valid driver's license, maintenance of a good driving record at all times, and insurability under the Company's policy at all times.
- Physical Ability:
- Ability to lift or move up to 50 pounds (lifting doors, moving trash/debris).
- Ability to bend, stretch, twist, walk continuously, and access facility units.
- Ability to work outdoors in varying weather conditions (heat, rain, cold).
- Mechanical Skills:
- Ability to safely operate landscaping equipment (mowers, weed eaters, blowers).
- Comfortable using basic hand tools (hammer, screwdriver, drills).
- Autonomy & Trustworthiness: This position requires a high level of trust. You'll frequently work independently without direct supervision, so you must be self-motivated to keep the property looking great without being micromanaged. The candidates who succeed here — and who advance into the Facility Maintenance Technician role — are the ones with the integrity and initiative to operate with significant independence.
Schedule & Compensation
- Engagement Type: Independent contractor (1099), full-time hours. Strong performers will be considered for conversion to a full-time Facility Maintenance Technician employee position with expanded responsibilities and compensation.
- Schedule: Schedule varies based on facility needs and season; Monday through Friday, 7:00am to 4:00pm is typical.
- Pay Rate: $15.00 – $18.00 per hour, based on experience
- Travel: Regular travel between local facilities is required. Company vehicle or mileage reimbursement will be provided when appropriate.
Application Questions
- Why are you interested in this position, and what makes you a good fit for a role with this level of independence?
- Do you have a smartphone (iPhone preferred) capable of taking clear, high-quality photos to document facility conditions?
- How would you describe your comfort level with learning and regularly using mobile and web applications such as Google Sheets, ClickUp, Slack, and email?
