Porter/Groundskeeper

Position Summary

The *Property Porter/Groundskeeper* is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments. This position will be assigned to our "*The Madison & Bishop Central* " properties, located in the popular Bishop arts district.

Essential Duties and Responsibilities

• These beautiful properties will be home to (The Madison [112 units]) and (Bishop Central [112 units] . [ 267 units in total]
• Full maintenance team currently in place.
• The Porter/Groundskeeper will be Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
• Removes trash from office areas and apartment community perimeter on a daily basis.
• Prepares property trash for city pick-up.
• Assists in the preparation of market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
• Performs assigned maintenance tasks in a timely manner.
• Assists in the cleaning of available apartments and/or models.
• Assists in the troubleshoot/repair of mechanical, carpentry and electrical problems.
• Reports any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Director.
• Meticulously maintains curb appeal.
• Represents the community in a professional manner at all times-on/off property.
• Delivers communication documentation to residents.
• Ensures that unsafe conditions are corrected in a timely manner.
• Learns and ensures compliance with all company, local, state and federal safety rules.
