Groundskeeper Manhattan - Part-Time

*Scope and Purpose:* To be responsible, under the direction of the Management staff, for the overall appearance and cleanliness of the properties. Assists with turnovers and work orders as directed. This person will be working outside for most of their time.*Reports to:* Property Manager and/or Management*FLSA*: Non-Exempt*Essential Tasks*: (Employee must be able to perform the following functions to the satisfaction of the employee’s supervisor)

• Perform basic grounds and landscaping maintenance using power driven tools and equipment.
• Remove trash/debris from exterior common areas and parking lots. Sweep sidewalks and curbs.
• Empty pet waste stations, receptacles, cigarette posts where applicable.
• Sweep/blow leaves out of walkways, from behind A/C condensers, etc.
• Remove snow by using snowblower and shoveling. Ice melt as needed.
• Plant, water and maintain landscaped areas consisting of bushes, trees, and flowers.
• Trim and prune bushes and trees. Freshen mulch/rocks in beds. Over-seed grass areas.
• Spray/Pull weeds in landscape beds and parking lots.
• Fertilize lawns, trees, and flowers.
• Assist with certain preventive maintenance needs, like gutter cleaning, condenser washing, parking lot striping.
• Abide safety standards that comply with all company, local, City, State, and Federal guidelines.
• Wear proper protective equipment while performing job duties.
• Report to site office and be available to work daily scheduled hours.
• Have reliable transportation and a valid driver’s license.
• Must maintain a professional and courteous manner with residents, visitors, contractors, and employees.
• Accurately complete daily payroll timesheets and work orders and submit to Property Manager. Maintain accurate mileage reimbursement logs, as applicable.
• The tasks are not limited by this list and shall include all items requested by the Property Manager and/or Management to assist in the success of the properties.
